What's a CRS?

The Certified Residential Specialist (CRS) is the highest Designation awarded to sales associates in the residential sales field. The CRS Designation recognizes professional accomplishments in both experience and education.

Since 1977 the Council of Residential Specialists has been conferring the CRS Designation on agents who meet its stringent requirements. Currently, there are more than 34,000 active CRS Designees.
 

Why Use a CRS?

Experience - To earn the Certified Residential Specialist (CRS) Designation, every REALTOR® must have significant experience and volume of real estate transactions.

What is a Real Estate Buyer's Representative?

A real estate buyer's representative represents the consumer who is purchasing property in a real estate transaction.

The buyer's representative works for, and owes fiduciary responsibilities to, the real estate buyer.  
The buyer's representative has the real estate buyer's best interests in mind throughout the process. 
The buyer's representative is compensated by the buyer through a negotiated fee.  In some states the commission is split between the buyer's and seller's representatives based on the selling price of the real estate property.  

It is important for the consumer to discuss the buyer's representative's compensation in the initial interview.  
In many cases it is recommended that the consumer and the buyer's representative agree to the terms of compensation prior to viewing properties and sign a written agreement based on those terms.  
The agreement should spell out the responsibilities of both parties throughout the process.

Why use a Real Estate Buyer's Representative?

As a consumer, how often do you buy real property? Once? Twice? Maybe three times in your lifetime? 
Purchasing real estate is a complex and major transaction with many details to be handled. In the majority of cases the seller will be represented by an agent. Wouldn't you want to have complete and fair representation in the real estate transaction? 

The real estate buyer's representative is responsible to protect the client's best interests. Research by the NATIONAL ASSOCIATION OF REALTORS® has shown that when a buyer's representative is used, the prospective buyer found their home one week faster and examined three more properties than those consumers who did not use a buyer's representative.

The GREEN designee’s mission is to make the knowledge of green real estate practices available to everyone and to encourage homeowners to produce greener homes and buildings. Military Residential Specialist®

The Military Residential Specialist (MilRES) Program offers real estate professionals the opportunity to help'military clients and their families while growing their own business in this important but underserved market segment.

For our purposes, we define military as veterans, active duty, retired and reservists because all have benefits and legal protections that are complex, sometimes convoluted and often ignored. Veterans, reservists and active duty personnel are looking for Realtors® who understand the complexities of the benefits available to them and their families.

MilRES was created to do just that. The MilRES class and Gold member program were designed by nationally recognized Realtor® and trainer, Buddy West, who has in turn trained other instructors. All MilRES instructors are top-producing Realtors® and were master instructors prior to the MilRES training. Short Sales and Foreclosure Resource Certification

David L. Alexander with Long & Foster Real Estate, Inc. has earned the nationally recognized Short Sales and Foreclosure Resource certification. The National Association of REALTORS offers the SFR certification to REALTORS® who want to help both buyers and sellers navigate these complicated transactions, as demand for professional expertise with distressed sales grows.

According to a recent NAR survey, nearly one-third of all existing homes sold recently were either short sales or foreclosures. For many real estate professionals, short sales and foreclosures are the new "traditional" transaction. REALTORS® who have earned the SFR certification know how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities.

As leading advocates for homeownership, REALTORS® believe that any family that loses its home to foreclosure is one family too many, but unfortunately, there are situations in which people just cannot afford to keep their homes, and a foreclosure or a short sale results," said 2009 NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth.

"Foreclosures and short sales can offer opportunities for home buyers and benefit the larger community, as well, but it's extremely important to have the help of a real estate professional like a REALTOR® who has earned the SFR certification for these kinds of purchases." The certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers, and limit risk, and provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves.
